What electrical remodeling actually involves

A repair call has a clear beginning and end: something breaks, we find it, we fix it, and the house goes back to how it was. Remodeling is different. We are not restoring what was there; we are designing what should be there, for how the room will be used once it is finished.

That means the first conversation is about the room, not the wiring. Where is the island going, and does it need outlets in it? How many appliances run at once on Thanksgiving? Is the basement getting a bathroom, a wet bar, a bedroom?

From those answers we work backwards: how many circuits the space needs, whether the existing panel has room and capacity for them, where the boxes go, how the runs get from the panel to the room, and what has to happen before the drywallers arrive. In most remodels the electrical scope is bigger than the homeowner assumed and cheaper to do properly than they feared, because the expensive part of electrical work is nearly always getting to the wire, and during a remodel you are already there.

Home projects that can need electrical remodeling services

Kitchens

The most electrically demanding room in the house, and the most heavily governed by code. Modern kitchens need dedicated small-appliance circuits, GFCI protection at the counters, a circuit for the dishwasher, another for the disposal, and often a run for a microwave or range. Add under-cabinet lighting, recessed cans, island outlets and a pendant over the sink and you have a full rewire of one room whether you planned one or not.

Bathrooms

Small rooms with real requirements: GFCI protection, a properly rated exhaust fan, sometimes heated floors, sometimes a dedicated circuit, and lighting that works at 6am and at 10pm. Older Minneapolis and St. Paul bathrooms frequently have one ungrounded outlet and a single ceiling fixture, a long way from where the room needs to end up.

Basement finishing

This is the project that most often reveals the true state of a home’s electrical system, because the basement is where the panel lives and where the original wiring is exposed. In a pre-war Minneapolis house that means the service entrance, the panel and decades of added-on circuits all sharing one low-ceilinged room with the furnace. Finishing it means new lighting circuits, outlets at code spacing, smoke and carbon monoxide detection, and often a panel upgrade to carry the added load. It also means thinking about spring thaw before you frame: in a city where basements take water in March, receptacle heights and the placement of mechanicals are decisions worth making deliberately.

Home additions

New square footage means new circuits and, frequently, a service increase. It also means deciding early whether the addition is fed from the existing panel or gets a subpanel of its own, a decision that is cheap at the planning stage and expensive later.

Garage conversions

Garage circuits are minimal and usually shared, while a bedroom, office or in-law suite needs its own circuits, lighting, heat and detection. Most Minneapolis garages are detached and sit at the back of the lot on the alley, six feet off the line with the overhead door facing the alley, as the City’s detached-garage handout requires. Converting one means a feeder to a separate structure, which is its own line item on the Minnesota Department of Labor and Industry fee schedule, and a trench that has to get below frost depth. That is a very different job from adding a circuit to an attached garage in Plymouth or Woodbury.

Attic and porch conversions

Both tend to be under-served electrically because they were never meant to be lived in. Attics usually have one light on a pull chain, and three-season porches a single circuit that was fine for a lamp and is not fine for a room. Lowry Hill East, in the Uptown neighborhoods, is full of two and two-and-a-half-story houses from 1882 to 1920 with open front porches, and those porches are among the spaces we are most often asked to rework.

Why older Twin Cities homes complicate a remodel

Minneapolis has some of the oldest housing stock in the country. According to the City Assessor’s 2025 parcel data, 68.4% of single-family parcels in Minneapolis were built before 1940 and 78.9% before 1950, and much of St. Paul and the older inner suburbs are similar. These are good houses, worth renovating, but they were wired for a world with far fewer electrical loads than the one your remodel is designing for.

It is not spread evenly across the city, either. In the Holland neighborhood in Northeast, 75.3% of buildings predate 1940, and in Fulton in the southwest 69.5%. In Armatage, also in the southwest, it is 4.0%. Two kitchens fifteen minutes apart can be fifty years apart electrically, and the remodel scope that follows looks completely different. There are also 10,587 duplex parcels and 963 triplexes in the city, where the first job is usually working out which circuits belong to which unit before anything new goes in.

A few things show up repeatedly once the walls come open:

Original wiring still in service. Knob and tube wiring, cloth-insulated conductors and circuits with no equipment grounding conductor are common in pre-war homes. None can be extended into new work, and in a remodel they usually need replacing back to the panel rather than patching.

A panel that is out of room. Plenty of older homes have a panel that was adequate for the house as it stood and has no space for the six or eight circuits a remodel adds. A subpanel or a service upgrade is often part of the scope.

Aluminum branch wiring. Homes built roughly between 1965 and the mid-1970s may have aluminum branch circuit wiring. In Minneapolis that band is small but real: 4,439 parcels, about 3.8%, were built between 1965 and 1973, and there is a good deal more of it in the suburbs that grew in those years. The Consumer Product Safety Commission (Publication 516) found that homes built before 1972 with aluminum branch wiring are 55 times more likely to have one or more connections reach what the CPSC calls “Fire Hazard Conditions.” The CPSC recognizes three permanent repairs: complete replacement with copper, COPALUM crimp connectors, or AlumiConn connectors. Twist-on wire connectors and CO/ALR devices are not accepted permanent repairs. A remodel is the right moment to deal with this, because the connections are finally reachable. 

None of this means an older home is a bad remodel candidate. It means the electrical scope deserves a real look before the budget is set, rather than after the demo is done.

If your house is in a historic district

Minneapolis has 20 locally designated historic districts, among them Milwaukee Avenue in Seward, the Healy Block in Central, Fifth Street SE in Marcy-Holmes and Washburn-Fair Oaks in Whittier. If your address is in one, exterior work goes through review at CPED against the Secretary of the Interior’s Standards, on one of two tracks: administrative staff review, or a public hearing before the commission. The distinction matters to your schedule.

For electrical work the interior is rarely the issue. What draws attention is anything visible from outside: a relocated meter or service mast, exterior conduit, a new light on the front of the house, an EV charger or a camera on the alley garage. Raising those at the planning stage is far easier than redesigning them after a review comes back.

When the electrician needs to be there

Electrical work in a remodel happens in two visits, and the timing of the first one matters more than anything else on this page.

Rough-in happens after framing and before insulation and drywall. This is when we run cable, set boxes, do the panel or subpanel work, and get the wiring inspected. Everything about the finished room’s electrical layout is decided here.

Trim-out happens after the walls are finished and painted. Devices, fixtures, covers, fans, and the final inspection.

The single most expensive mistake we see is calling an electrician after the drywall goes up. Moving an outlet, adding a circuit or relocating a light at that stage means cutting open finished walls, patching, sanding, priming and repainting. That is work that would have cost a fraction as much a week earlier. If you are two weeks out from framing, that is the call to make.

Working with your general contractor

Most of our remodel work runs alongside a GC, and we are comfortable in that role. We coordinate directly with the contractor on the schedule, show up for rough-in when framing is genuinely ready rather than nearly ready, and communicate what we find so nobody discovers it at inspection. If you are managing the project yourself, we will tell you where electrical sits in the sequence and what has to happen before we can start. Either way, we will walk the project before anything is committed, so the electrical scope is in the budget from the beginning rather than arriving in week three.

Permits and inspection

Remodel electrical work requires a permit and a final inspection, and where the permit comes from depends on your city. In Minneapolis, residential electrical permits are issued by the State of Minnesota through the Department of Labor and Industry rather than by the City, while St. Paul, Minnetonka and other municipalities run their own permitting. We handle it as part of the job.

On code: Minnesota currently enforces the 2023 National Electrical Code, and permits filed on or after August 17, 2026 must comply with the 2026 code. The trigger is the date the permit is filed, not the date the work is done, which is worth knowing if your project straddles that date.

What homeowners find mid-project

Almost every older-home remodel turns up something the homeowner did not know about: a circuit feeding far more of the house than anyone expected, a junction box buried in a wall with no cover, a “grounded” three-prong outlet with no ground behind it, or a previous owner’s unpermitted work.

We deal with it the same way every time. We stop, show you what we found, tell you whether it is a safety issue that has to be corrected or a discretionary improvement, and give you a price before we touch it. That is the whole point of pricing the work up front: a discovery becomes a decision you make rather than a number that appears at the end.

As early as possible, ideally during planning and before demolition. The electrical scope affects the budget, and knowing it up front is better than discovering it later. At the absolute latest, call before drywall goes up. Once the walls are closed, the same work costs considerably more.
